How the figures are worked out
Bank instalment: the financed amount after your down payment, at the indicative annual rate divided by twelve, over the number of months, on a reducing balance. That is the standard equal-instalment formula every bank's own calculator uses. Total repaid is the instalment times the months; cost of financing is total repaid minus the amount financed. Processing fees, insurance and stamp duty are not included; each bank charges them on top.
Oraan: the service fee is 21% of the amount over 10 months or 11% over 5, added once and divided evenly. There is no interest and no compounding, so it is not shown as a rate; annualising a fixed fee over ten months into a percentage would not describe what you pay.
What this tool cannot know
- Your rate. Banks price salaried and self-employed applicants differently and reprice with KIBOR. We use the salaried spread on today's KIBOR.
- Whether you qualify. Minimum income, age, debt-burden ratio, property for a mortgage above a threshold: each bank has its own list, summarised above.
- The real system cost. Rs 110,000 to 200,000 per kW spans the market in 2026; your quote decides.
- Processing fees that sit in a schedule of charges rather than on the product page. Ask before signing.
- Oraan's final plan. It is confirmed in the app after review; the figure here is the published fee on the amount.
